Project Guidance
Existing-condition documentation communicates what was physically visible within stated project limits on the capture date. The record may be delivered as a registered point cloud, measured drawings, selected 3D geometry or an existing-condition BIM model, depending on how the project team will use it.
If your team needs 2D as-built drawings, we define the floor plans, sections, elevations and dimensions to extract from the captured point cloud. If you need to coordinate building elements in 3D, an existing-condition BIM model may be the better output. You can also use the registered point cloud directly as a reference. We agree the coverage, drawing or model detail, coordinates and file formats with you before work begins.
Documentation should identify when capture occurred, which areas and elements were included, and where access, occlusion or concealed construction limited observation. It represents field-visible conditions within that boundary, not unverified hidden work.
3D laser scanning is a data-capture method that records visible surfaces from planned scanner positions. An as-built survey is a deliverable or professional service whose meaning, control, certification and legal requirements depend on the project and jurisdiction. Scanning can support an as-built workflow, but scanner data alone is not a substitute for a surveyor's signed or sealed work when licensed land-surveying services are required.
Reality-capture documentation does not by itself constitute licensed land-surveying or professional-engineering services. Any regulated scope should be identified and contracted appropriately.
